APPLICATION SUBMISSION CRITERIA & THE DEVELOPMENT OF A PLANNING STRATEGY
Application submission criteria can vary according to application type and the independent local authority involved.
A review of the submission criteria will help in the implementation of a planning strategy to get a project underway and for it to be delivered against a specific timeframe.
In developing a planning strategy must be mindful of:
- Specific planning policies or associated research in support or in conflict with your proposed development;
- Design guidance issued by councils;
- Public consultation liabilities (which may be necessary at different points of the design life-cycle);
- Formal documentation required (drawing scales, copies required etc);
- Technical reports in support of the application (design & access; marketing; heritage, highways, land contamination, aboricultural);
- Preliminary discussions with planning policy and development control teams at the relevant local council.
- The planning history of the building and the locality.
